Virtually Staged. VIRTUALLY EVERYTHING NEW — BOAT IN YOUR BACKYARD, PRIVATE BEACH DOWN THE STREET. This is the Longboat Key lifestyle buyers dream about: boating from home, sunset walks on the Gulf, and a beautifully reimagined coastal residence that is truly move-in ready. Previously appraised at $1.65 million late last year and most recently at $1.5 million, with no material changes to the home, it is now offered at $1.35 million—an opportunity to purchase below its most recent appraised value. Set along 120 feet of canal frontage, this 4-bedroom, 2-bath waterfront home offers DIRECT BOATING ACCESS TO SARASOTA BAY AND THE INTRACOASTAL plus PRIVATE DEEDED GULF BEACH ACCESS JUST EIGHT HOMES AWAY. It is a rare Longboat Key combination: keep your boat at home and enjoy your private Gulf beach access just down the street. Joan M. Durante Park, Cedars Tennis Resort & Club, and favorite Longboat Key restaurants, boutiques and shops are all nearby. Optional Cedars membership offers tennis and pickleball courts, a Jr. Olympic pool, 24/7 fitness center and additional amenities. This is far more than a cosmetic update. With the exception of the foundation, VIRTUALLY EVERYTHING HAS BEEN RENOVATED OR REPLACED, INSIDE AND OUT. Improvements include a new roof, new AC systems, new interior walls and flooring, newer electrical and plumbing, new decking, cabinetry, landscaping and finishes, plus impact windows, high-impact sliding glass doors and impact-rated exterior doors.
